What would you do with this?

I have to admit that I don't hate the rolled vinyl on my kitchen floor. Don't get me wrong...if I had been involved with building this place, I wouldn't have used it. However, this stuff is pretty forgiving, easy to clean, and when I drop things, they don't always break when they hit it.



But once again, my mind turns to what would entice a future buyer and also what I'd really love to see on this floor. Being a bit crazy for carrara marble, these pictures I found on DecorPad had me pretty excited.



For a brief second, I considered painting the vinyl a solid, bright color. Then a bunch of bloggers did that and I wondered if that was a project other bloggers would like, but buyers wouldn't.

Then I went to Sunny's Goodtime Paints over in Richmond to look at some large stencils that I could space out on a solid colored floor. Then a bunch of bloggers did that and I had the same worries as before.

Then I found this picture of a very small, dark stenciled pattern on a floor, courtesy of Gracewood Designs, and I thought there was something to it. The colors aren't right for my kitchen, but maybe, just maybe this (not the border...the middle) would be a fun project and be appealing when the time comes to sell?

Or should I just go with some simple tile? Do you think buyers expect tile? What colors would you go with?

  1. If you want to sell, I think you should do tile in a neutral color although it's not exciting people will like it. I do love the stenciled floor though if you weren't planning on moving.

  2. I agree, the floor is not hideous. It's not ideal, but I doubt it would put off potential buyers. Instead, I'd focus on the counters and replace them first (a project you've mentioned before). Once you have the counters in, then I'd find a floor that looks nice with them.

    As for marble floors, while they look nice, I'm guessing they have to be cleaned since the tiniest bit of dirt would show on them.

  3. Do you all think this place would sell with vinyl on the floors? I think other units might have tile (the developer upgraded some to move the empty units).

  4. Ok you know my LOVE for marble ;) but for a place your not going to stay in forever I wouldn't put the money into it, some buyers might not like marble (why is beyond me lol). I think your flooring you have now is really nice for vinyl. I don't mind vinyl so long as it's not a hideous color or pattern, which yours isn't. If you want to do anything I agree w/the others about just using a neutral tile. I"m not a fan of tile unless it's vintage like your bathroom floor, large square marble or other natural stone or slate. I don't mind ceramic tile if it's neutral to look like stone. The flooring you have now would not put me off as a buyer. Some buyers may want hardwood others may want tile etc. I agree with Jen do the counters first then match the floor to that!

  5. It wouldn't turn me off at all. In fact, I like vinyl, it's so much easier to stand on than tile or marble.

  6. I have some sort of stone or ceramic tile in my kitchen. What bugs me is that when I clean it, the grout is lower than the stone, so it's harder to clean it with a swipe of the swiffer.

    I love the stenciled floor, but agree that it's probably not worth it if you're moving out.

    Do you think if you do marble you'll price yourself out? Regular (Cheap)stone or ceramic tile is one thing, but marble is much fancier.

    I think I also agree that replacing the counters is more useful.

  7. While I do like the vinyl, I can see how you're concerned about being marketable and upgraded when the time comes to sell. The vinyl doesn't quite fit with the rest of your place.

    I'm obsessed with cork floors in kitchens lately, so they get my vote. You'll get a lot of the same benefits as the vinyl (cushy & easy to clean) and eco friendly aspect of the cork could be a big selling point.

  8. From what I've seen your house is really nice I don't see you having any trouble trying to sell it just because you have a little vinyl in the kitchen, if that's all the buyer looks at then they need be punched in the face.

  9. I say counters first, then flooring. I'd be a little disappointed as a buyer seeing how fabulous your condo is and then seeing linoleum in the kitchen, but it's not the end of the world. If you do decide to replace it, I say do tile. I saw this awesome "strie" tile used in a shower on the blog Southern Exposure that I think could look really cool in your kitchen - a little modern but very neutral: http://southernexposure1.squarespace.com/master-bathroom/master-bathroom/ I wouldn't go TOO all out (love that carrera!) because I doubt you'd get a return on it. Love your thoughts on this!!

  10. If the vinyl is in good shape, I don't think that would be a huge turn off for most buyers. If you want to keep resale value in mind though, I would do tile over the stenciling. Not that the stenciling isn't cool, but it's a very personal style that may not appeal to everyone (like bachelors for example). I say keep the vinyl if you're happy with it, and upgrade to tile when you're ready.

  11. I like your linoleum. It looks like it's in good shape and the colors work with the rest of your kitchen and the hard wood floors. I would NOT be deterred from buying your condo with that particular linoleum.

    I say, if you're interested in changing the kitchen floor simply for reselling your condo -not for YOU- then leave them the way they are.

    I hate the tile in our own kitchen. I hate the off white color of it that constantly looks dingy, I hate how dirt builds up on the edges of each tile, I hate the grout, I hate the little chips in various tiles from where it looks like someone dropped sharp daggers. I would much rather have your current linoleum than the tile that was "recently" added to our kitchen before we bought our condo.

    I say, leave the linoleum and let the next owner redo the kitchen floor. :)

  12. As most other people say, I'd say either keep the vinyl or get tile, if it's resale you're after. Although I LOVE that painted floor, I'm not sure if that's an "everyman/woman" thing- in fact, before I started reading design blogs, I wasn't really aware that you COULD paint floors, and in my ignorance I may have been like "WTF they painted the floors".

  13. If it was in the budget, I'd do hardwoods otherwise, you can find tile that has the look of a beautiful stone for a reasonable price...think you'd get your money back out of the tile and sell more quickly if you needed too -

  14. I can just see Baxter sliding around marble floors. I have a whiteish vinyl that I hate and can not keep clean. I'd love to have wood. Easy on the feet too. Plus I have put oriental rugs down.

  15. As vinyl floors go it doesn't look bad and I agree with several other commenters that I'd do the counter first. One thing you should think about if you are going to replace the floor is how the new material (tile, wood, etc) will change the height of the floor. If you have a dishwasher or other undercounter appliances you may not be about to get them out or get it back in place under your existing counter if the new floor material is thicker than the existing vinyl. This is an issue I have in my own kitchen (with it's ICKY white vinyl) I'm not ready to do a full gut on the kitchen yet but I really hate the floor. To make it work in the meantime I'm going to have to install new vinyl or possibly true linoleum. Good luck with whatever you decide!

  17. IMO Marmoleum is pretty much the only tasteful budget "upgrade" that can go directly over an existing vinyl floor [after a very light skimcoat with this gray cement-y product]. If you want to do it on the cheap, the trick is to source remnants and job leftovers. The Ceiling and Floor Shop in Belmont will sell you sheet remnants at ~$2sf out of their warehouse. They rarely have the tiles, but you never know until you ask. I actually have some decent quantities of 13 X 13 tiles leftover from various projects. I'll post to Cville Craigslist today 11/8. Sometime in the next month or so, I will be doing this project in a house in Belmont, so happy to show you the process. Your vinyl is wrong. Cover it up! Nice blog -- good luck.

  18. I have a quirky problem with companies that are only open Monday-Friday, 9 AM - 5 PM. Those are the Ceiling and Floor Shop's hours. It make me think they only want to deal with contractors.
